The property market in Diez de Octubre: Santos Suárez and La Víbora

Diez de Octubre is where the largest number of genuine family purchases close in Havana, and the reason is simple: it offers solidly built houses with high ceilings, a yard and sometimes a garage, at prices that do not exist in Vedado. Santos Suárez, Sevillano, La Víbora and Lawton were built mostly between the 1920s and the 1950s as middle-class neighbourhoods, and that housing stock has aged reasonably well.

The connection to the centre is good along Calzada de Diez de Octubre and Vía Blanca, and the municipality has a life of its own: shops, schools, clinics. For a family looking for space without leaving the city, it is probably the best balance of floor area, condition and price in Havana.

There are clear differences inside the municipality. Sevillano and the higher parts of La Víbora trade above the average; Luyanó and the industrial areas to the north clearly below. Lawton sits in between, with plenty of detached houses and contained prices.

The typical defect here is not structural but a matter of maintenance: roofs that have gone decades without waterproofing, original plumbing, and extensions built at different times without being legalised. All of it is fixable, but it belongs in the price.
