The property market in Playa: Miramar, Siboney and the high end
Playa holds the most expensive homes in Cuba and nearly all the corporate rental demand. What people buy here, and what to check before paying for it.
Playa is the ceiling of the Cuban market. Much of the municipality was laid out between the 1930s and the 1950s as an upper-class residential district, and that layout — wide tree-lined avenues, large plots, detached houses with a garden and a garage — is still exactly what people buy today. Miramar is the reference point; around it, Siboney, Atabey, Náutico, Flores and Cubanacán complete the premium segment.
What holds those prices up is not only the architecture. The embassies, the offices of foreign companies and the Miramar Trade Center are all here, and they generate long-stay rental demand that exists nowhere else in the country: furnished, well-kept, air-conditioned homes let to professionals and companies. For an owner, this is the one part of Cuba where the rent-versus-sell calculation can clearly favour renting.
The municipality is not uniform. Alongside the houses of Miramar sit microbrigade apartment blocks in Buenavista and Santa Fe, and towards the western shoreline you find Jaimanitas and Santa Fe, with markedly lower prices and a relationship to the sea that attracts a different kind of buyer. A house on Fifth Avenue and a flat in Santa Fe can differ by an order of magnitude inside the same municipality.
If you are buying here to live, the deciding factor is usually the cost of keeping the property: a large house with a garden, a pool or a wide roof consumes resources — water, materials, labour — that you have to be able to sustain. If you are buying to rent, condition and the reliability of utilities matter more than square metres.
