The property market in Habana Vieja
A World Heritage site with rental demand and rules of its own: buying in the old town is nothing like buying anywhere else.
Habana Vieja is the historic centre listed as a UNESCO World Heritage site, and its property market is split in two. On one side, the restored core around the squares — Catedral, Vieja, San Francisco, Armas — and the Obispo and Mercaderes streets, with rehabilitated buildings, demand for visitor rentals in the authorised formats, and high prices. On the other, a far more deteriorated ring to the south and west where prices drop sharply.
Buying in the historic centre adds a layer of rules. The area is under heritage protection managed by the Office of the City Historian, and any work affecting façades, joinery, roofs or original features needs authorisation. That is not an insurmountable obstacle, but it changes the maths: the renovation you have in mind may take longer and cost more than planned, and some solutions simply will not be approved.
In exchange, this is the only market on the island where location alone sustains long-term value. A well-maintained property steps from one of the squares has demand that does not depend on the rest of the market’s cycle.
The typical purchase here is an apartment in a colonial or republican building, with high ceilings, generous volume and a structure that may be two hundred years old. Inspection matters more here than anywhere else in Cuba.
