More land for the same money, with pockets of high value next to Playa and semi-rural towns to the west.

La Lisa is a municipality of gentle contrasts. On its border with Playa, areas such as Versalles and Alturas de La Lisa have spacious houses with gardens that compete on quality with Cubanacán, at appreciably lower prices. To the west the municipality turns semi-urban: Punta Brava, Arroyo Arenas and El Cano are towns with their own street grid, where what you buy is a house with land.

It is the natural area for anyone who prioritises space: large plots, room for a productive yard, a garage and future extensions. That profile attracts families returning from abroad and buyers who want a home that can grow over time.

The price of that space is distance. The link to the city centre runs along Avenida 51 and road transport, and the journey shows. For people working in the west — Playa, Cubanacán, the science hub — the equation works; for a daily commute to Vedado, less so.

Utilities vary too: the further west you go, the more common it is to depend on a well or on a tanker truck in dry spells. Worth asking about in detail before falling in love with the plot.
