San Miguel del Padrón is one of the most affordable municipalities in Havana, and its market is defined by families buying to solve a housing need rather than to invest. Single-storey houses and flats in four- and five-storey blocks dominate, with moderate floor areas and simple finishes.

Its position beside Vía Blanca gives it fast access to the centre and to Habana del Este — better than its prices suggest. Diezmero, Rocafort and Luyanó Moderno see the most activity; to the north, proximity to industrial areas and the port weighs on valuations.

This is a municipality where the condition of the specific property matters far more than the neighbourhood. There are well-built, well-kept houses at prices that would be impossible elsewhere, and also homes with serious problems offered as if they were sound.

For a buyer on a tight budget who needs to be in Havana, it is one of the most sensible options. For someone looking for appreciation, it is not the municipality.
