The property market in Habana del Este: Alamar and the beaches
Two markets in one municipality: the capital’s cheapest prefabricated flats, and the houses of the eastern coast.
Habana del Este works as two distinct markets sharing a municipality. The first is Alamar, the largest prefabricated housing estate in the country, where you find the cheapest flats in Havana. The second is the coastal strip — Cojímar, Bacuranao, Guanabo, Santa María del Mar — where what you buy is a house, many of them built as summer homes.
In Alamar the price is set by the zone, the floor and the state of the building. The prefabricated blocks of the 1970s and 1980s have recurring problems with roof waterproofing, panel joints and pumping water to the upper floors, and the fix depends on the whole community, not on the individual owner. That is the variable worth investigating hardest.
On the coast the logic reverses: you pay for closeness to the sea, the plot, and the possibility of seasonal renting. Guanabo concentrates most of that demand and has a market of its own, with prices climbing clearly on the streets nearest the beach.
Villa Panamericana and Camilo Cienfuegos sit in between: 1980s and 1990s construction, better preserved than Alamar and well connected through the bay tunnel.
